Our Process

From first conversation to keys in hand exactly how we build in Toronto.

Most of what makes a Rado project finish on time and on budget happens before construction starts. The fixed price we quote is only possible because of the diligence behind it. Here's what to expect at every phase.

At a glance

Six phases. One fixed price.

PHASE

01

Consultation

We meet at your home — or your lot, if you're building new — to understand what you want, look at the bones of the project, and tell you honestly whether we're the right fit. We're not the right contractor for every job, and you'll know within an hour whether we're the right contractor for yours.

What we believe

Ofir directly, or Ofir + project lead

You'll leave with

An honest read on fit, ballpark sense of scope, next-step recommendation

PHASE

02

Scoping & Pricing

This is where we earn the right to give you a fixed price. We walk through every system in the existing home — or every detail of the proposed build — with our trades. Because we work in the same Midtown neighbourhoods on 75-year-old houses, we know what's behind the walls before we open them. The number we put on paper at the end of this phase is the number you'll pay at the end of the project.

You'll meet

Lead estimator + relevant trades

You'll leave with

Detailed scope of work, fixed-price quote, guaranteed completion date, contract

PHASE

03

Design

Working alongside your architect and our interior design partners, we develop the full set of construction drawings and material specifications. Every selection is documented before we break ground — eliminating the mid-build decisions that cause delays and cost overruns on most Toronto projects.

Key milestone

All selections finalized before construction begins

Partners

Your architect + Rado's design partners

PHASE

04

Pre-Construction

Permits pulled, trades scheduled, long-lead materials ordered. The clock on your completion date doesn't start at demolition — it starts here. By the time the first crew arrives on site, the entire project is already mapped day by day.

Includes

Permit applications, trade scheduling, materials procurement

Why it matters

No surprise delays on day one — everything staged before construction begins

PHASE

05

Construction

The site runs continuously. Trades are stacked, not waiting in sequence, so the moment one crew finishes, the next is already there. You'll have a direct line to your project manager with weekly written updates. No surprises, no excuses.

Visibility

Weekly progress reports + direct PM access

Changes

Client-initiated changes documented and priced before they happen

PHASE

06

Handover & Warranty

Final walkthrough, punch list resolved, keys in your hand — often a week or two ahead of the date in your contract. After move-in, we stay on call. Our reference list is full of clients we've gone back to for callbacks years after the original project.

You'll receive

Your keys and a final walkthrough with the team.

Ongoing

You have our number. Use it. If anything comes up after move-in, we're one call away.

Frequently asked

Questions clients ask us early.

  • How long does a custom home build take in Toronto?

The Toronto industry standard is 18–24 months. Rado delivers custom builds in 6–8 months, guaranteed in your contract.

  • How long does a full home renovation take?

A full-gut renovation of a typical Midtown Toronto home takes 3–4 months from demolition to keys-back.

  • Will the price change after we sign?

No. The fixed-price quote is the final number. The only exceptions are client-initiated changes, which are documented and priced before any work happens. We don't charge a monthly management fee.

  • Can I live in my house during a renovation?

For full-gut renovations, no — but our 3–4 month timeline means temporary housing costs a fraction of what a year-plus project would require.
